Help with Point: Ratios

I hated learning ratios in school.  I much rather preferred using percentages or decimals.  I have no idea why.  But, ratios were sheer torture for me and I struggled to get the right answers.

If you’re having the same trouble with your ratios in Point, we’ve got the right answers for you…and it’s not cheating!

Discrepancies with ratios are most often caused by entries in the Anti-Steering Disclosure or a qualifying ratio for a second mortgage.  But no matter what is skewing your ratios, we can help you get the answers.

Help with Point: Conditions

Did you know you can filter your conditions type so that not ALL conditions will default for ALL loans?

Certain conditions are not going to be required for every single loan, so Point offers you the option of selecting various filters from within the Utilities Menu.  This is one of those great Point tips that will make your underwriters very happy.

Just go to Utilities>Company Defaults>Condition Types and edit your conditions.  Point gives you the option to filter by lien, loan purpose and loan type.  Or you can choose to display for all new loans or show in the Track screen and Mtg.  Loan Commitment Screen.  It’s a great way to organize your loan files and eliminate the manual process of adding and deleting conditions from within each file!

Help with Point: VA Loan Calculations

If you’re working with VA loans, you should have noticed a change in the funding fee with the release of SP5 in July.  Now, when you enter the VA Funding Fee, it does not calculate nor does it transfer to the Good Faith Estimate.

This is because the existing loan balance must be entered on the VA Worksheet IRRL for the funding fee to calculate.

So here are the steps to take to get the calculation you need:

  •  Check the loan as VA on the Borrower Information screen
  • Go to Forms > Veterans Administration (VA) > VA Refinance Worksheet IRRL
  • Enter the Existing VA Loan Balance
  • Go to the Borrower Information screen
  • Click the MTG Insurance button at the bottom of the screen and enter the funding fee in the MIP, FF field

If the VA Funding Fee on the Good Faith Estimate is still not correct, do the following:

  •  Click the Mtg Insurance button at the bottom of the screen
  • Check the lock box next to the Amount Paid in Cash
  • Manually enter the MIP Amount next to the MIP, FF dropdown list

Sometimes new isn’t always better.  Innovation seems to be the current buzzword in just about every industry.  New companies toast to the latest and greatest inventions or engineering concepts.  But are they really worth risking your business for?

I’m not saying that innovation is bad, I’m cautioning against knee-jerk reactions to always get the newest and shiniest technology just because it’s new and shiny.  Sometimes technology that works and is easy to use is exactly what you need to be efficient and grow positive ROI.

Improvements can be made internally that do not affect how you see the outside.  That’s the beauty of technology.  It can be engineered and configured with mind-boggling complexity, but be completely clean and easy-to-use for end users.

Help with Point: Compliance Updates

With all of the new and changing compliance rules coming at us hard and fast, you may have discovered that there are some differences in forms you may not have thought were changing on you…but did!

So with help from our in-house compliance expert, I’m going to tell you about three of the more unexpected and question-prompting compliance changes.

TIL:  Concern over the content of the ‘MAXIMUM during FIRST FIVE YEARS’ column in the TIL disclosure for 5/1 ARMs.  Specifically, the heading for the column doesn’t match what is shown in the column.

In the Truth-In-Lending interim rule, published in December 2010, the FED states that for the Maximum interest rate during first five years, “the Board intended that creditors disclose the first rate adjustment for a “5/1 ARM.” Therefore, although the new interest rate and new payment do not take effect for the borrower until month 61, the FED required the TIL disclosure show the first rate adjustment in the MAXIMUM during FIRST FIVE YEARS’ column.

Statement of Credit Denial form:   The old form pre-filled all 3 credit agencies and the credit scores.

The Dodd-Frank Act amended requirements in the Equal Credit Opportunity Act (ECOA) and the Fair Credit Reporting Act (FCRA) related to adverse actions. Recently the FED released a final rule that updated the model notices in Reg B to reflect the new content requirements defined in the Dodd-Frank Act. The new model form only requires you to enter one agency and score.

VA Certificate of Eligibility:  There has been concern that this form is pre-populating fields in the print form.

The form (like most in Point) is designed to be populated through the Point screen. So what users are seeing is that the default behavior for some of the check boxes (make the ‘No’) in the form. This is not uncommon behavior in other forms in Point. If you look at the form in Print preview, you will see the default checks. This is the only ‘pre-filling’ in this form.

Help with PointCentral: Modifying existing files

As you are working with Point files in PointCentral, you might find that occasionally you will not be able to save changes to a file you are modifying.  There are a couple of reasons this could happen.

  1.  The Point file is read-only due to a locked reservation

Every time you open a file, it will appear in the active reservations list.  When you close it, the reservation in PointCentral is released.  Sometimes a re-opened file will open in read-only mode.  To resolve, log into the PointCentral server, click Reservation, and delete the locked file reservation in “active reservations.”  NOTE:  if you delete the reservation while another user is in the file, their changes will not save.

Or

2.    Your computer is on a FAT32 file system

PointCentral is not compatible with a FAT32 File System.  Although you can install Point successfully and connect to the PointCentral server, if your computer has a FAT32 File System, you will not be able to save changes to any existing Point file.  Your computer must be converted from a FAT32 to an NTFS File System in order to connect to the PointCentral database and update files.

Help with Point: Document Management

Beginning with Point 7.2 back in 2009 Calyx has made managing your documents in Point so much easier and convenient.  Point’s Document Management system allows you to group, tag, and filter documents to suit your company’s needs.

Within the Document Management window, you can add and edit custom document categories and types.  You can also define stacking orders, which organize documents based on type for any purpose such as loan type, documentation type, specific lenders, specific investors or others.

Documents can also be tagged with a package type such as Submissions Package, Conditions 1, etc., for preparation and sending.  These package types are fully customizable—add or edit them as necessary.  All the selected documents are date-tagged automatically with destination (defaults to stacking order name), date and sender.

The Document Management window also allows you to filter documents that you view and offers side-by-side document viewing that displays up to four documents simultaneously.

Way beyond simple document storage, Point’s Document Management system keeps your documents organized and easy to find.
